What Happens After Your Offer Gets Accepted? (And Why It’s Not the Finish Line)

Hearing that your offer was accepted is exciting, but it’s really just the beginning of the home buying process. Once you’re under contract, the focus shifts to making sure the house is truly the right fit for you. This includes the inspection period, reviewing numbers, and making sure you feel confident moving forward.

The inspection period is one of the most important steps. Even well maintained homes can have issues, and inspections help buyers understand what they’re buying. Sometimes buyers move forward, and sometimes they negotiate repairs or credits, or sometimes they decide the house just isn’t the right one. And that’s completely okay.

Many buyers worry about earnest money deposit (EMD), but in most cases it’s protected during contingency periods such as the inspection period. EMD is simply a deposit showing you’re serious about the purchase, and if you close on the home it then gets applied toward your closing costs or down payment.

Buying a home is a big decision, and it’s normal to take time to think things through. The goal isn’t just to get an offer accepted, it’s to make sure you feel confident in your decision. The right house is worth waiting for.

Skip at Your Own Risk: The Truth About Inspection Contingencies

When buying a home, the inspection is one of the most important steps in the process. It gives you a chance as the buyer to learn about the home’s overall condition before you fully commit and close on the property.

At this time, a licensed home inspector walks through the property and looks for any issues that might not be obvious during a typical home showing. This can include structural concerns, roofing problems, plumbing or electrical issues… etc.

This is where the inspection contingency comes into play.

The inspection contingency is a clause in the purchase agreement that gives you the right to back out of the deal, or renegotiate if any problems arise whatsoever. It serves as a layer of protection for you as the buyer.

While you do have the option to waive the inspection contingency, we usually don’t recommend it. If you do choose to skip it, just be sure you’re comfortable with the risks and are prepared for any surprises that may pop up down the road.

At the end of the day, the home inspection helps you make an informed decision, not just an emotional one. It’s about protecting your investment and knowing exactly what you’re getting into.

What to Expect During a Home Showing: Tips for a Smooth Experience

If you’re getting ready to list your home, chances are showings will soon become part of your daily routine. While it can feel a little stressful to have strangers walking through your space, a well prepared home can make all the difference. 

Here is what you can expect, keeping in mind a few helpful tips to ensure that showings go smoothly.

  1. Keep Home Clean and Clutter Free

Buyers want to picture themselves in your home, not dodging laundry baskets or tripping over dog toys. Do a quick sweep before every showing, make beds, clear countertops, and take out the trash. Always be sure to have the home in tip top shape.

2. Create a Welcoming Atmosphere

Light some candles or open the windows for fresh air. Turn on lights and open the blinds to make the home feel bright and open. Soft music at a low volume can be a nice touch as well. Although not necessary, these are just a few things that can give the space an at home feel.

3. Take Pets (and Yourself) Out of the House

Buyers need to feel comfortable exploring the home, and that’s hard to do if the seller (or their barking dog) is present. Try to leave 10-15 minutes before showings and plan a quick outing if you have pets.

4. Give Buyers Space to Imagine

Remove personal photos, medications, and anything highly specific to your lifestyle. The more “neutral” the home feels, the easier it is for buyers to picture themselves living there.

The homes exterior is always the first impression. A well maintained lawn and vibrant garden beds can drastically boost your homes exterior charm. Regularly mow the grass, trim overgrown bushes, and remove weeds to keep your yard looking pristine.

Another simple task to consider is applying fresh paint on your front door. Applying a fresh coat of paint can make a worlds difference, an update that not only adds attractiveness, but can also increase the homes overall value.
